The short answer is that they are different products optimised for different phases of the same project, and the studios that use both well use them at different moments in the design process.
Twinmotion is a design review tool. Its strength is that a project manager who has never opened a game engine can drag a Revit or Sketchup model into it, apply the sun position, drop in some trees, and have a real time walkthrough ready for a client meeting in under an hour. This speed is what Twinmotion is for. The tradeoff is that the material system, the lighting control, and the render quality all cap out well below what Unreal can deliver.
Unreal Engine 5 is a hero shot and interactive product tool. Its strength is that everything is customisable, extendable, and pipeline ready. You can build a hospitality client a full VR walkthrough with configurable material options, or generate a 60 second cinematic at 4k that competes with offline renders. The tradeoff is that the learning curve is real, the project setup is deep, and moving fast on Unreal without a proper pipeline gets expensive.

Detail design and construction documentation reviews stay in Twinmotion. Any deliverable that will be published, shared publicly, or presented to a marketing team goes through Unreal. The material library situation deserves specific mention. Twinmotion 2026 ships with about 700 materials that are all reasonably good and reasonably consistent. Unreal ships with almost nothing you would use directly, but has access to the entire Megascans library plus community and paid material packs. If your team has no time to build materials, Twinmotion will get you further faster. If your team has any material development capacity, Unreal will get you further eventually.
Datasmith import is where both tools genuinely excel and where most competing real time engines still lag. For rendering output quality, path traced final frames in Twinmotion 2026 have closed most of the gap with Unreal's path tracer, and for the majority of residential exterior work the two are visually indistinguishable. Where Unreal pulls ahead is in complex lighting scenes with mixed dynamic sources, in reflective interiors with lots of glass, and in any shot where a specific artistic look is required. Twinmotion's rendered output has a house style that is fine but hard to break out of.
Real time performance at parity settings favours Twinmotion for medium scenes and Unreal for very large ones. Twinmotion is faster to set up but plateaus, Unreal takes longer to optimise but scales further. If your typical project is a single building on a defined site, Twinmotion is faster. If your typical project is a masterplan with dozens of buildings and full landscape, Unreal is the only real choice.
The pricing question favours Twinmotion in most studios. It is included with Epic's overall Unreal ecosystem for architectural use, with the same terms.
